RESERVATION PROCEDURES                 

A reservation payment in the amount $400 for all properties except the 4 bedroom pool home, which is $800, is required at the time of booking in order to confirm your reservation. This payment is applied to the rate and is not a Damage Deposit (see Damage Deposit Requirement below).

    

The remaining balance of the rate, plus cleaning fee, 11.5% tax & damage deposit is due 15 days prior to the arrival date if paid by credit card or due 30 days prior to the arrival date if paid by personal check (this includes cashier's checks & money orders).
We accept Visa, MC, Discover, Amex & personal checks. We do not charge an additional processing fee if the initial reservation payment is paid by credit card, however if you choose to pay the balance by credit card, an additional 4% credit card processing fee will be calculated on the balance and added to the final payment. No additional fee is charged if the final payment is paid by check

   

The reservation cannot be confirmed and we are not able to "hold" the reserved dates until the reservation payment has been received. We recommend that the initial reservation payment be paid by credit card to insure an immediate confirmation. If you prefer to send a check for the initial reservation payment, we cannot guarantee that the rental period will still be available at the time we receive your check. If, during the time your check is in transit, another party has confirmed a reservation for the same rental period with a credit card,  your check will not be deposited and will be returned to you once it has been received.

 

In addition to the reservation payment, our Rental Form must be completed and submitted to us. The Rental Form can be found at the bottom of our Rental Policies and is a short form which provides your contact information (so we know where to send your confirmation) and an authorization to charge your credit card (if applicable). We NEVER, NEVER, NEVER and will NEVER, under any circumstances, provide your personal information to outside marketers or third parties.

Because your financial security is important to us, we do not provide a section on our Rental Form for your credit card number and ask that you provide that information directly to us by telephone.

 

Once your reservation payment has been received, we will email a confirmation to the email address provided on the Rental Form. Since your email address is the method used to provide your confirmations, we ask that you double check the accuracy of your email address prior to submitting the Rental Form to us. All confirmations are sent from debi@BigThunderProperties.com with the subject line "Reservation Confirmation". If you have a sophisticated spam filter on your email account, the confirmation may end up in your "spam/junk" file, so please be sure to check there as well as in your regular "in" box.

Our properties are on a lock-box system (similar to what Realtors use) and the lock-box, which contains the key, is either hanging on the front door knob or mounted on the wall next to the front door. Once your final payment has been received, a final confirmation will be emailed to you. This final confirmation will contain the lock-box code and driving directions.

 

Check in is 4PM and we guarantee that the unit will be available for occupancy no later than 4PM, local time. If you arrive prior to 4PM, feel free to check the lock-box. If the key is available, this indicates that the cleaning crew has finished the unit and you are welcome to go in and begin your stay (the key will not be available prior to 1PM). If you arrive prior to 4PM and the key is not in the lock-box, this indicates that the unit is not ready and you'll have to check back at a later time. If you arrive while the cleaning crew is present, please do not ask them to allow you to "just unload a few things"; our cleaning crews have instructions that no one is allowed into the unit until they are completely finished. With this in mind, we strongly recommend that you check the unit for availability before you buy groceries. 

 

A Damage Deposit is required for all rentals ($300 townhomes & condos; $500 4 bedroom pool home), and will be refunded within two weeks of your departure. All units are inspected and inventoried before and after each rental and a guideline of possible deductions can be found in our Rental Policies. 

 

All units are non-smoking & family friendly. Please note: We do not rent to vacationing college students, young adults under the age of 25 or chaperoned groups (there is no exception to this policy). One adult over the age of 25 is required for every 3 individuals under the age of 25 and all adults must be present during the entire stay. The person making the reservation must be over the age of 25 and must be present during the entire stay. We verify age, the number of people staying in the unit, and pet restrictions during each stay. We're sorry, but absolutely no pets are permitted.
