RESERVATION PROCEDURES                 

An advance payment equal to 50% of the total rental fee, excluding tax & excluding the damage deposit, is required at the time of booking in order to confirm your reservation. The advance payment is not a Damage Deposit (see Damage Deposit Requirement below).

     For example: If the weekly rate is $1400 + 11% tax + $350 refundable damage deposit, the advance payment required would be $700.

The balance is due two weeks prior to the arrival date if paid by credit card. The balance is due 30 days prior to the arrival date if paid by personal check (this includes cashier's checks & money orders).

    In the above example, the balance due would be $1204 ($700-the other 50% of the weekly rate + $154 tax* + $350 refundable damage deposit). *tax is not charged on the damage deposit; 11% tax is charged on the total rental rate only.

 

The Advance Payments may be made by Visa, MasterCard, Discover, money order, cashier’s check, or personal check (paid at least 30 days prior to arrival date). However, the reserved dates will remain available until the advance payment is received. Therefore we recommend that advance payments be made by credit card to insure confirmation. If you wish to confirm the reservation by check, we cannot guarantee that the dates will still be available when we receive your check.

 

We cannot confirm a reservation until our Rental Form has been completed and submitted to us. The Rental Form can be found at the end of our Rental Policies and is a short form which provides us your contact information (so we know where to send your confirmation) and an authorization to charge your credit card. We NEVER, NEVER, NEVER and will NEVER, under any circumstances, provide your personal information to outside marketers or third parties.

Because your financial security is important to us, we do not provide a place on our Rental Form for your credit card number and ask that you provide that information directly to us by telephone.

 

Once your advance payment has been received, we will mail a confirmation to the address provided on the Rental Form.

Our properties are on a lock-box system (similar to what Realtors use) and the lock-box, which contains the key, is normally hanging on the front door. Once your final payment has been received, a final confirmation will be mailed to you. This final confirmation will contain the lock-box code and driving directions.

 

We do not guarantee the unit to be available until 4PM, local time. If you arrive prior to 4PM, feel free to check the lock-box and if the key is available, then the cleaning crew has finished the unit and you are welcome to go in and begin your stay. If you arrive prior to 4PM and the key is not in the lock-box, this indicates that the unit is not ready and you'll have to check back at a later time. If you arrive while the cleaning crew is present, please do not ask them to allow you to "just unload a few things"; our cleaning crews have instructions that no one is allowed into the unit until they are completely finished. Therefore we strongly recommend that you check the unit for availability before you buy groceries. 

 

A Damage Deposit is required for all rentals and the amount is determined by the property. All units are inspected and inventoried before and after each rental. For a  list of possible deductions, please review our "Rental Policies", which are found on our web page and the departure guidelines, which are posted in each unit. The damage deposit will be refunded within two weeks of your departure in the same form it was received (a credit will be issued to your credit card or a check will be mailed to you).

 

All units are family friendly. We do not rent to vacationing college students or anyone under the age of 25 (there is no exception to this policy). The person making the reservation must be over the age of 25 and must be present during the entire stay. We verify age, the number of people staying in the unit, and pet restrictions during your stay. We're sorry, but absolutely no pets are permitted.
